Your new property, Heljarchen Hall, will be marked as an undiscovered location on your map, located on the southern border of The Pale, where the northern mountains give way to the great plains of Whiterun Hold.

I went to the house, went back to the Steward, bought furnishings, went back to the house, it was all furnished, yet neither the Steward nor the Jarl will provide a Housecarl.

Are u implying your game or in general cuz u purchase the house from the steward or plot of land with the jarls permission.

The three new additions to each plot of land can also be found around Skyrim, usually located around farms.
Each plot of land has their own advantages over the rest, so its good to choose which plot of land your buying first if you dont plan on buying them all right off the bat.
For instance, my House in Falkreath Hold doesnt have a Grain Wheel.
However, if I travel a few minutes down the road to Farkreath itself, theres ones located at the farm I can use.

What I figured out is there is a known glitch for buying the house in Markarth but, has anyone figured out a work around? I completed the first quest, have not been able to get them to offer me another one and no ability to buy a house? This is for MARKARTH not Windhelm or Whiterun (I already own Breezehome (and am about to kill my thieving husband because barrels are coming up empty along with lots of other ‘missing’ items, married Marcurio from Riften and items missing are showing up in his inventory for sale)).
You guys, to purchase the house in Markarth you need to be at LEAST level 20, after that talk to the jarl and if you already finished forsworn quests for him, he’ll give you a personal quest to find something that belonged to his father.
Hey, I only bought the house in whiterun before finishing the main quest, and i think its noteworthy that after that I could buy riften’s and markarth’s without any further quests at all… it seems that completing the main quest already makes you elegible to buy houses anywhere.

Hey guys I’m trying to buy a house in windhelm and i’ve assisted all 5 citizens in the hold, and the new Jarl gave me the option to buy a house but when i talk Jorleif (the guy her sells it) he tells me that the house is not available due to recent unpleasantness.
To get the house in Windhelm without cheating or glitching, complete the imperials questline, if you are in the imperial army, and the new jarl will make you a thane and offer to sell you that house (if you have helped the required people), which will trigger the Blood on the Ice quest if it has not already somehow been done.

I have the house in Markarth which has 3 bookshelves with 3 shelves each, each one of those bookshelves can house a total of 54 books, so in total the house can have 162 books in display, this is the house with the most space for books (not counting the fact that you can save books in chests but thats not the point here).
I haven’t seen the house in Windhelm due to a bug keeping me from buying it, but I know the house in Markarth (8000g) has 3 bookshelves with 3 shelves each, capable of holding 18 books per shelf.
There are four bookshelves (with 2 shelves each) and one taller bookshelve (with 4 shelves) with the total of 12 shelves, the house can hold 132 books.
Windhelm House has in fact 12 shelves, each capable of holding 11 books.
However, there are some of us who are already thanes of Falkreath with all those and even more quests done yet we don’t have the option to buy the land plot.
To be able to get the land for Falkreath, you must complete the quest for the Jarl of Falkreath and give him black briar mead.
Check back 24-48 hours after each quest completion and eventually you will run out of quests and they will like you enough to offer the land (sometimes they’ll offer a house but when you check with the steward or whomever, they offer the land).
I couldn’t get the Jarl of Dawnstar to sell me a plot of land so I went and killed a giant that he wanted dead.
But if you have not started the civil war quests or you are a Storm Cloak, once you have liberated Falkreath hold, the Jarl and stewart will be replaced, and there will be a new thane.
Upon completion of the quest the option to become his Thane appeared as well as the option to buy the land plot.
I was able to get the Falkreath and Dawnstar plots, but I am having troubles getting the Morthal plot.
I’m the Thane in all three towns; I’ve hunted down dragons, giants, and bandits for each Jarl, and I’ve completed random quests for the residents of each town.
All I did was to keep going to Falkreath and Dawnstar and checking with either the current Jarl or their steward or whomever is their ‘right-hand’ person.
Because I became Thane of Falkreath before doing the Assassination on Helvard for the DB, the Thane’s disposition is now permanently too low for me to buy the land.

I just received a letter from the jarl of Falkreath saying if I wanted to become thane and there is a land for purchase.
If you are the thane of Falkreath, The Pale or Hjaalmarch you may purchase land from the steward in Falkreath and Morthal.
I'm assuming that once you get the letter from the Steward, you go to Falkreath and talk to the Steward and buy the land.
The moment I arrived(it was night-time) a courier approached me and gave me two letters, one about adoption, and the other was from the Steward of Falkreath, and he mentioned something about land in Falkreath.
i myself am trying to fig out who to talk to about buying land and building but i have found that in whit run there is a little girl begging if you talk to her u ask her why she is begging and she tells u then it gives you the option to say i could adopt yopu if you want also in whiterun if you talk to the stewred about decarating your home u can replace ur alcemy lab with a childs room.
Just go to all the city that do not have a house buy talk to the jarl steward ask them about a house then they will tell you they have land to buy.
It IS possible to buy second and third plots of land; you must be the thane of the remaining two holds and talk to the jarl or his/her housecarl.
If you are a thane in any of the previously mentioned holds, you just need to visit the Jarl and/or Steward to purchase the land.
PharCyde, you have to assist the Jarl of the hold you want to purchase land from (by doing one of their quests), speak to the jarl, and buy the house.

In some cities you have to be thane to buy a house, in some you have to buy a house to become a thane.. it’s a bit messed up.
Isn’t that backwards? In order to buy a house you have to be Thane first.
As far as I can remember from playing this game, Nenya has always been steward, and I just talked with her and the Jarl, with no offer of land or anything else (and I did not finish the Stormclock rebellion quest line).
When I tried to buy the falkreath one neither the steward or the jarl had the option to buy the plot of land.
This was of course after I completed the quests and I didn't even talk to the Jarl about buying a piece of land even though I have the quest for it (it wouldn't let me bring it up to him).
When I try to buy land from the Steward of Falkreath, it only gives me the option to buy a house.
When i met the courier, i never had the letter in my inventory so i just went straight to the steward like the walkthrough said, but i come to find that the person i'm supposed to talk to according to the letter, Tekla, is now replaced by a woman named Nenya.
So I hope the author of this article looks into this; if there's a glitch, I sure hope it's fixed soon! And just out of curiousity, I wonder who Tekla is? I think Nenya says she was steward before the young nephew Jarl.
When the option comes up to buy the house, select that option and then exit the conversation, turn to the container and open it, empty all of your gold into the container, then continue speaking with the steward.
So i’ve done all the quests in solitude, and the steward wont offer me the house? All i need to do is drop off Torygg’s War Horn at the shrine of talos, but it doesnt tell me where to go or which one to go to.
Before you talk to the steward, however, you must first locate a container that does not say ‘steal’ (when you roll your cursor over it) and that is positioned somewhere where the steward will walk past at some point during their daily routine.
You will actually need to possess the amount of gold required to buy the house; you won’t be spending any of it, but you can’t exploit this glitch without it.
Do you exit out of the conversation when it gives you the option to respond “Let’s do it.” (I believe) or after he hands you the house key? If it’s after, then how do I get the money into the item, because he seems to instantly take it.
